A damp smell, a changing floor finish or pressure loss may raise suspicion of an underfloor leak. The surface alone cannot identify which pipe is affected. We combine system checks and suitable detection methods to plan a more focused investigation.
Signs worth noting
- Swollen boards or lifting floor finishes
- Persistent damp near a pipe route
- Heating pressure loss with concealed pipes
What happens next
The floor construction, pipe layout and water system help determine the method. Acoustic listening, thermal imaging or tracer gas may provide evidence before access is made.
Before you contact us
Tell us whether the floor is suspended timber, screed or solid concrete, if you know. Installation plans and information about floor finishes can help plan the visit.
From the findings to the fix
Once we locate a leak, the pipe needs physical access for repair. We discuss that opening and complete the plumbing work. Replacing floor coverings and finishes afterwards is outside the residential offer.
For residential work, the £1,195 total includes investigation, access, the plumbing repair, parts and materials, testing and a report. The £100 booking deposit is deducted from the total. Commercial instructions are quoted separately.
Decorative and remedial reinstatement after access is excluded. The repair workmanship comes with a 12-month warranty. We explain the job before the appointment is confirmed.

Your questions, answered.
Will the whole floor need to come up?
We aim to narrow the investigation and access point wherever possible. The extent of opening depends on the evidence and the construction.
How does the £100 deposit work?
First, contact us about the leak. Once the job and appointment are confirmed, we send you a payment link for a £100 booking deposit. This is deducted from £1,195, leaving £1,095. Sending an enquiry does not take a payment or confirm an appointment.
Will you need to lift floors or open walls?
Detection helps narrow down the source before access is made. Some leaks require floors, walls, ceilings or external surfaces to be opened so the pipe can be repaired. We explain what is needed and aim to avoid unnecessary disruption.
Can I claim through my insurance?
We provide a detailed Trace & Access report for you to submit to your insurer. Acceptance and reimbursement depend on your policy, excess, limits and insurer’s decision. Check any approval requirements with your insurer before work begins.
