A wet underfloor heating leak is difficult to see because the pipe is normally concealed beneath the finished floor. We assess the manifold, the individual circuits and the available symptoms to narrow down the problem before discussing an opening.

How we investigate
Where the installation permits, individual loops can be assessed to identify the affected circuit. Thermal imaging may show the floor’s heat pattern, while appropriate testing and tracer gas can provide further evidence. A warm or cool patch alone is not proof of a leak.
Before the appointment
Locate the manifold and any installation drawings. Tell us what floor finish is present, when the heating was installed and whether any work took place before the symptoms started.
From the findings to the fix
The aim is to reduce guesswork about which loop and which part of the floor needs attention. We explain the proposed opening and the pipe repair. Replacement tiles, flooring and decorative finishes are not part of the residential package.
For residential work, the £1,195 total includes investigation, access, the plumbing repair, parts and materials, testing and a report. The £100 booking deposit is deducted from the total. Commercial instructions are quoted separately.
Decorative and remedial reinstatement after access is excluded. The repair workmanship comes with a 12-month warranty. We explain the job before the appointment is confirmed.

Can you investigate through a finished floor?
Detection methods can often be used before opening the floor, depending on its construction and the system. Access is still needed to carry out a physical pipe repair.
How does the £100 deposit work?
First, contact us about the leak. Once the job and appointment are confirmed, we send you a payment link for a £100 booking deposit. This is deducted from £1,195, leaving £1,095. Sending an enquiry does not take a payment or confirm an appointment.
Will you need to lift floors or open walls?
Detection helps narrow down the source before access is made. Some leaks require floors, walls, ceilings or external surfaces to be opened so the pipe can be repaired. We explain what is needed and aim to avoid unnecessary disruption.
Can I claim through my insurance?
We provide a detailed Trace & Access report for you to submit to your insurer. Acceptance and reimbursement depend on your policy, excess, limits and insurer’s decision. Check any approval requirements with your insurer before work begins.
