How we investigate
We consider the position of the affected area, nearby water systems and when the symptom appears. Moisture readings and thermal patterns can help map the affected area; pressure, acoustic and tracer-gas checks may help test the pipework.
Before the appointment
Photograph the changing stain and note whether it follows showers, rainfall, heating use or constant water supply. Clear accessible areas around the damage without disturbing suspect electrical fittings or unstable materials.
From the findings to the fix
Condensation, external water ingress and plumbing leaks can sometimes produce similar symptoms. We explain what the evidence supports. Where a concealed pipe leak is confirmed, the next step is carefully planned access, repair and testing.
For residential work, the £1,195 total includes investigation, access, the plumbing repair, parts and materials, testing and a report. The £100 booking deposit is deducted from the total. Commercial instructions are quoted separately.
Decorative and remedial reinstatement after access is excluded. The repair workmanship comes with a 12-month warranty. We explain the job before the appointment is confirmed.

Will the repair be exactly beneath the damp patch?
Not necessarily. Water can travel inside the building, so the visible patch is the starting point for investigation rather than a confirmed repair location.
How does the £100 deposit work?
First, contact us about the leak. Once the job and appointment are confirmed, we send you a payment link for a £100 booking deposit. This is deducted from £1,195, leaving £1,095. Sending an enquiry does not take a payment or confirm an appointment.
Will you need to lift floors or open walls?
Detection helps narrow down the source before access is made. Some leaks require floors, walls, ceilings or external surfaces to be opened so the pipe can be repaired. We explain what is needed and aim to avoid unnecessary disruption.
Can I claim through my insurance?
We provide a detailed Trace & Access report for you to submit to your insurer. Acceptance and reimbursement depend on your policy, excess, limits and insurer’s decision. Check any approval requirements with your insurer before work begins.
